Roof Cleaning

Black streaks, moss, lichen, and algae removed with safe soft-wash methods.

The Danger of High-Pressure Roof Cleaning

High-pressure washing on roofs causes hidden damage that shortens lifespan: knocked loose or split shingles, compromised flashing, embedded water that leads to rot and mold inside the attic, and mortar damage on chimney caps.

The Asphalt Roofing Manufacturers Association (ARMA) explicitly recommends against pressure washing residential roofs. We never use high pressure on shingles, tile, or metal roofing. Instead, we use soft wash—the industry-standard safe method.

What Causes Black Streaks and Growth on Roofs

The black streaks you see on shingles are usually Gloeocapsa magna, a blue-green algae that thrives in warm, humid climates like East Tennessee. As it grows, it traps moisture and organic debris, accelerating granule loss and shingle deterioration.

Moss and lichen (especially on north-facing or shaded slopes) also trap moisture and physically lift shingles as they grow. All three—algae, moss, lichen—shorten roof life by 5–10 years if left untreated. Knoxville's humidity makes this an annual issue for many homeowners.

Our Soft-Wash Roof Cleaning Process

Inspection: We assess roof condition, identify growth type, check for loose shingles or damage, and confirm the roof is safe to work on.

Biodegradable Solution Application: A low-pressure, eco-friendly algaecide is applied evenly across the roof. The solution kills Gloeocapsa, moss spores, and lichen at the root. No pressure, no force—just chemistry and time.

Gentle Rinsing: After the solution has worked (typically 15–30 minutes), we use low-pressure rinsing with a wide spray pattern. Water flows naturally with the slope; we never force it.

Post-Treatment Inspection: We walk the roof with you, confirm results, and discuss preventive options like zinc-strip installation or annual maintenance treatments.

Frequently Asked Questions

How long will my roof stay clean after soft-wash treatment?

Results typically last 2–3 years. Reapplication frequency depends on shade, humidity, and tree coverage. Preventive zinc strips can extend intervals.

Will soft washing harm my roof?

No. Soft-wash is the ARMA-recommended method precisely because it's safe. Low pressure and biodegradable solutions never damage shingles or roofing materials.

Can you clean metal or tile roofs?

Yes. Metal roofs respond beautifully to soft wash and stay cleaner longer due to the smooth surface. Tile roofs benefit from the same low-pressure, biodegradable approach.

Do I need to stay home during roof cleaning?

No, but we'll confirm a time that works. The process is quiet and safe. We handle all equipment and take full safety precautions.

Will the solution hurt my landscaping or gutters?

Our biodegradable algaecide is plant-safe and won't harm most landscaping. Runoff gutters are rinsed thoroughly. We protect sensitive areas if needed.
