How Often Should You Pressure Wash Your House in Tennessee?

How Often Should You Pressure Wash Your House? A Tennessee Guide

If you live in Knoxville or East Tennessee, you know our climate is beautiful but challenging. Our humid summers, high pollen counts, frequent rain, and moisture create the perfect conditions for algae, mold, and mildew growth. So how often should you pressure wash your house to keep it clean and well-maintained? The answer depends on several factors specific to our region.

The East Tennessee Climate Challenge

Tennessee’s climate is unique in how it affects home exteriors:

Humidity

Our hot, humid summers (monthly averages of 70–78% relative humidity, peaking around 76% in July) create ideal conditions for mold, mildew, and algae. Moisture stays on surfaces longer, feeding growth.

Pollen

Spring pollen is intense in East Tennessee. It coats surfaces, discolors siding and roofs, and creates a dull, dirty appearance even when structures are structurally clean.

Freeze-Thaw Cycles and Storms

East Tennessee’s winter temperature swings cause freeze-thaw cycles that crack concrete and deteriorate wood. Seasonal storms drive organic debris into crevices and accelerate wear on painted surfaces, gutters, and metal fixtures.

Tree Coverage

Many Knoxville homes are surrounded by trees, which means more debris, more shade (promoting mold), and more organic growth on roofs and gutters.

Because of these factors, Tennessee homes need more frequent cleaning than properties in drier climates.

Recommended Cleaning Frequency by Surface

Driveways and Hardscapes

Frequency: Every 1–2 years (or annually in heavy-use areas)

Concrete driveways in Tennessee accumulate algae, tire marks, and oil stains. If you have a shaded driveway (common under tree coverage), annual cleaning is ideal. Sunny driveways might stretch to 18 months. Heavy-use areas with lots of traffic should be cleaned annually.

House Siding

Frequency: Every 2–3 years (or annually if heavily shaded)

Vinyl and wood siding accumulate mildew and mold in our humid climate. Heavily shaded sides of homes — especially north and west-facing walls — need cleaning every 1–2 years. Sunnier sides might go 2–3 years. If you notice visible discoloration, it’s time to clean.

Roofs

Frequency: Every 2–3 years (or more frequently if heavily wooded property)

This is critical in Tennessee. Our humidity promotes aggressive algae and moss growth on asphalt shingles. Black streaks that appear on roofs are algae, and they’re more common here than in drier states. Professional soft-wash roof cleaning every 2–3 years extends your roof’s life and maintains appearance. Properties with dense tree coverage may need cleaning every 18 months.

Gutters

Frequency: 1–2 times per year (plus routine leaf removal)

Gutter cleaning should happen in late fall (after leaves drop) and again in spring. In heavily wooded Knoxville properties, you might need a third cleaning in early summer. Clogged gutters cause water damage, so this is essential maintenance, not just appearance.

Decks and Wood Structures

Frequency: Every 1–2 years, plus annual sealing

Decks in our climate need regular cleaning due to mold, mildew, and algae. Soft wash your deck every 1–2 years, and reseal annually in spring. Shaded decks (very common under tree coverage) may need more frequent attention. Unsealed wood deteriorates quickly in Tennessee’s moisture.

Signs Your House Needs Cleaning (Regardless of Schedule)

Don’t just follow a calendar — look at your house. If you notice any of these, it’s time to clean:

Black Streaks or Spots

These are algae or mold. They’ll spread if not treated, so clean promptly. This is especially common on north-facing roofs and shaded siding in East Tennessee.

Visible Discoloration

Whether it’s pollen, dust, or mildew, visible discoloration affects curb appeal and suggests organic growth that could damage surfaces if left untreated.

Green or Brown Moss

Moss is aggressive in Tennessee. If you see it on roofs or deck boards, clean immediately. Moss traps moisture and accelerates deterioration.

Dull, Graying Appearance

Wood naturally grays when exposed to sun and moisture. Decks and fencing that look dull have lost protective finishes and need cleaning and resealing.

Clogged Gutters

Full gutters cause water damage, foundation problems, and gutter rust. Don’t wait — clean them as soon as you notice debris accumulation.

Seasonal Considerations in East Tennessee

Spring

Pollen coating is heavy. April and May are peak pollen season. A spring house wash removes pollen and reveals how your home really looks underneath. Spring is also ideal for deck cleaning and roof assessment before summer.

Summer

Heat and humidity accelerate mold and algae growth, especially on shaded surfaces. If your home gets green streaks on siding or roof in summer, a mid-summer soft wash can prevent major buildup. Summer gutters may need cleaning in heavily wooded areas.

Fall

Falling leaves clog gutters and create organic debris on roofs and driveways. Fall is essential gutter-cleaning season. Late fall (after the heaviest leaf drop) is also a good time for pressure washing hardscapes and preparing for winter.

Winter

Cold, wet weather slows growth but can create ice-dam conditions if gutters are clogged. Winter is generally not ideal for exterior cleaning due to cold temperatures (soft-wash treatments don’t work as well below 50°F), but it’s a good time to plan spring cleaning.

Professional Cleaning vs. DIY Maintenance

You can maintain some aspects of cleaning yourself:

  • Gutter leaf removal: Scoop leaves out regularly (not a pressure-wash job)
  • Regular inspection: Walk your property quarterly looking for mold, moss, or discoloration
  • Deck sweeping: Sweep debris off decks and down gutters
  • Spot cleaning: Use light pressure or a scrub brush on small problem areas

But for professional-quality results, hire an experienced company. We have the equipment, training, and products to handle the specific challenges of East Tennessee’s climate. Professional soft washing of roofs, siding, and decks uses treatments that prevent regrowth and extend the life of your home’s exterior.

Create a Maintenance Schedule

Here’s a sample annual schedule for a typical Knoxville home:

  • March/April (Spring): House siding soft wash, gutter cleaning, deck assessment
  • May (Spring): Deck cleaning and sealing if needed
  • June/July (Summer): Monitor for algae on roof and siding; spot-clean if needed
  • August (Summer): Check gutters for debris in wooded areas
  • September/October (Fall): Fall gutter cleaning (heavy leaf drop), driveway pressure wash
  • November (Pre-winter): Final gutter inspection, roof inspection for moss or algae
